101 Highview Condo, spring 2006 , London, Ontario

I visited 101 highview on May 22nd in the evening, met with Mark Wollard and also took a few pictures. I have provided comments for each one. We should discuss these issues at our next board meeting. Units are renting currently for $799.00

There is a hole in the siding at the front of unit 16.

The entrance continues to portray a negative image of the property. Although it is spring, the flower bed needs work to add some colour and dress up a dull front as well as focus the eyes on the flowers instead of the small sign or the garbage area.

The garbage continues to be an issue. Currently Mark is taking garbage that is not picked up and storing it at the back of his unit until Pritchards can pick it up to take it away. This is also the first thing you see when you come in. One solution is to place a lockable storage bin at the garbage location, attached to the fence and approximately 2' wide by 5' long and 4' high, which Mark can store the garbage in until Prichard can take it away. This would also include garbage picked up around the property. More discussion required on the garbage issue.

The fence at the front is also the first thing you see as well. One section, along the side is totally devoid of stain and parts of the rest, which is along the back of unit #1, needs to be re-stained. The fence at the back of the units is totally with out stain in many places, however there is no need to stain this at this time in the writers opinion.

The parking lot area is in good shape, however a good cleaning/ sweep would help to remove all of the sand, gravel and pine cones from the parking lot. You cannot really see this in the picture, however it would contibute to a much cleaner looking place.

Satelite dishes continue to be an eyesore, however none were attached to the building as far as we could tell.Three are at the back corner on posts, one is on a elongated post at the back of unit 37. Apparently this is being removed since the tenants are moving.

There appears to be shingle damage to several units. Mark believes that this first showed up late last fall. We need to get this fixed ASAP and a claim put in with the shingle provider or the insurance company since these shingles are not that old as far as I can recall. It is difficult to see in this picture,have to look closely, however the shingles are curling up in many locations on units 26,27,33, and 34. A full review of all units should be done.

Tree trimming was completed, however there are still a few areas that need attention. The pines at the back corner appear to be ok. The pine in front of this unit needs to be trimmed, since it is touching the side of the unit and the roof.

The cedars at the back are over grown and although not seen since they are at the back, trimming will enhance the cedars over the long run at the back of units 10-18. The trees at the back of units 5-9 should be trimmed so the grass can get some light and grow. There are also two cedars that are dead and should be removed.

Some flower beds in front of the units are well maintained, while otheres are full of weeds.

There is extensive lawn damage in the center are were the kids have been playing. Mark plans to reseed this and will keep the kids of this area??

Some units have placed a privacy fence across the back. Not sure that this is an issue or if it contravenes the condo bylaws.
